Comprehensive Design Services
Strataform provides comprehensive architectural design and planning services across all of our specialty segments. We see our strengths as being able to handle complex projects and challenges with an emphasis on consistent communication, responsiveness, and finding value for our clients. The core strategy of Strataform’s project delivery approach revolves around maintaining senior leadership throughout the entire life of a project, from planning and field verification to construction administration and warranty walks.
Schematic Design & Pricing Documents
We’ve refined our schematic design process to better support our clients at the earliest stages of a project. Drawing on extensive project experience, we identify cost drivers, maximize efficiency, and guide the project through changing code and regulatory landscapes. This approach helps strengthen project proformas, build stakeholder consensus, and reduce uncertainty. Most importantly, our process delivers more information earlier, allowing clients to validate a project with less upfront design investment and align larger design expenditures closely with construction financing after proof of concept.

Our team brings experience across diverse real estate development types and jurisdictions throughout the Carolinas, producing targeted documentation for stakeholder buy-in, entitlements, and investor pursuits. We maximize site potential through quick, clear 2D and 3D visualizations that help move projects forward—from infill townhomes, podium wrappers, and office/retail shells, to institutional clinic upfits and department renovations.

Options
We are creative and flexible about how we can organize our teaming structures, fees, and frameworks. As a conventional Architect of Record, we are able to fully deliver complex projects from predesign through construction administration. We also collaborate with peer architecture firms as Design Architect in support of the Architect of Record. Finally, we are able to be more adaptable than a conventional architectural firm, with an interest in joint venture, and integrated project delivery teaming opportunities.
